Conditions of Hire.
A reservation of accommodation as detailed in the booking form is accepted on the following conditions unless agreed in writing between the Hirer and the Owner or his Agent.
1) The contract only comes into effect after the confirmation of the booking has been sent to the Hirer.
2) A booking will be confirmed (subject to availability) upon receipt of a completed booking form together with a deposit of £200 for each week of hire.
3) The balance of the hire fee, plus a refundable deposit of £200, is payable without further demand four weeks prior to the start of the hire period. If full payment is not received within this time limit the Owner reserves the right to cancel the booking and claim from the Hirer the full payment.
4) Once a booking has been confirmed the Hirer is responsible for the total hire charge, any cancellation insurance is the responsibility of the Hirer.
5) The use of the accommodation is limited to the number of people specified in the booking form and the Owner has the right to refuse or revoke the hire if this condition is broken. The Owner also reserves the right to reject any booking where in his opinion, and at his sole discretion, he considers the Hirer unsuitable for this accommodation.
6) The use of the accommodation is entirely at the Hirer’s risk and no responsibility is accepted by the Owner or his Agent for injury, loss or damage to the Hirer’s property, baggage and personal belongings howsoever it may occur.
7) The period of hire is as specified on the booking form and the Hirer will have access to the property from 2.00pm on the first day and is to vacate the by 10.00am on the last day.
8) Throughout the hire period the Hirer is responsible for the accommodation and is expected to take reasonable care. The accommodation and all the fixtures fittings and utensils are to be left in a clean and tidy condition at the end of the hire period. Any damage, breakages or extra cleaning is the responsibility of the Hirer and the cost of such, together with the cost of any telephone usage, will be deducted from the refundable deposit. If the deposit is insufficient to cover these costs the Owner or his Agent will seek additional payment.
9) Well behaved pets are allowed on special conditions, contact the Agent for details.
10) If the Hirer is not satisfied with the accommodation he should contact the Agent as soon as possible during the hire period to resolve the problem.
11) In the unlikely event that any dispute arises between the parties which cannot be resolved locally, then the problem should be referred to arbitration. A single Arbitrator may be used but if the parties cannot agree then the provisions of the Arbitration Act 1950 (and any revisions or amendments) will apply.
